ADUs, remodels and new homes in Lake Stevens in Snohomish County, WA

We know Lake Stevens firsthand: one of our recent projects is a new two-story ADU on a lakefront lot here, built over a two-car garage and attached to the main house. TimberCrest Homes builds ADUs, additions and custom homes and remodels kitchens, bathrooms and decks around the lake and across the city.

Our Lake Stevens ADU

On the lakefront project, we prepared the site, framed the new wing where it joins the main house, and finished a one-bedroom unit with its own kitchen and bath over a two-car garage, plus a workout room with a half bath. Inside there are vaulted ceilings, a balcony over the lake and a ductless mini-split for heating and cooling. Outside, stone veneer, dark siding and a stamped concrete driveway tie the new wing to the house.

Lake Stevens homes

Lake Stevens has grown quickly, and most of its homes are from the 1990s onward, in neighborhoods that ring the lake and climb the hills toward Frontier Village and the Highway 9 corridor. Around the lake itself are older lake homes, many on narrow lots that have been remodeled or rebuilt over the years.

What these homes often need

  • Attached and detached ADUs
  • Additions and second stories
  • Lakefront decks and outdoor living
  • Kitchen and bath remodels in 1990s and 2000s homes

Permits in Lake Stevens

The City of Lake Stevens issues permits inside city limits; parts of the surrounding area are unincorporated Snohomish County. Work close to the lake falls under shoreline rules, which can limit how close you can build to the water and add a shoreline review. We handled lakefront site work on our ADU project and plan for it from the start.

Lake Stevens questions

Can I build an ADU on a lakefront lot in Lake Stevens?

Often, yes; we've done it. Shoreline setbacks, lot size, parking and utilities decide where an ADU can go, and attaching it to the house or building over a garage can make the most of a narrow lot. We'll look at your property and explain the options.

How much does an ADU cost?

In 2026 a new attached or detached ADU usually costs $200,000 to $400,000, with about 6 to 9 months of construction once permits are issued. Size, site work and utility hookups drive most of the difference.
